New-home inspections for Richmond buyers

Before your new-home closing in Richmond, put the inspection date, the home’s readiness and your property research on the same planning list. Brad personally discusses the inspection stage and access with you so the appointment fits the home you are buying.

One inspector. Personal attention.

From your first conversation to the final report, you work directly with Brad. He personally confirms inspection readiness, access, pricing and scheduling.

Meet Brad Leland — your inspector from the first conversation to the final report.

Plan around the actual Richmond property.

Have the full address, approximate square footage, builder contact, construction stage, and expected walkthrough and closing dates available when you contact Brad. Confirm the property’s jurisdiction through the appropriate local authority rather than assuming the mailing city identifies every agency responsible for the address.

Builder access rules can differ. Ask who will arrange entry, whether outside inspectors must complete paperwork, and when utilities and installed systems will be available. These details help Brad confirm the scope and scheduling for your individual home.

Keep your inspection and property research separate.

A visual home inspection and property-specific research answer different questions. Review the home’s inspection readiness separately from questions about permits, jurisdiction or mapped flood hazards.

Check the source, coverage and limitations of a map. These resources are for research, not a guarantee against flooding or a substitute for a survey or an official property determination. Ask the relevant authority or qualified professional when you need an authoritative answer for the property.

Our Floodplain Map guide explains how to approach this separate research step. Do not assume that a Harris County mapping tool covers a Fort Bend County address. Brad does not provide flood certifications or determine a property’s flood-zone designation.

Before the final walkthrough: what should be ready?

Plan a new-construction final inspection preferably before the final walkthrough and closing. The home should be substantially complete, with utilities connected and installed systems ready to operate whenever possible. Ask the builder about readiness, not just the closing date.

Unfinished work, missing utilities and inaccessible components can limit the inspection. Let Brad know about those conditions before the appointment. Allow time afterward to review the report and discuss documented concerns with the builder and your real estate agent. The inspection does not guarantee that the builder will make repairs.

If construction is still underway, choose the earlier stage.

A foundation pre-pour inspection concerns visible and accessible preparation before concrete placement. Confirm the expected pour date and access requirements; it is not an engineering certification. A frame and pre-sheetrock inspection examines accessible work before insulation and drywall conceal it.

These visits are different from a completed-home final. Compare the construction inspection stages and discuss the builder’s current schedule with Brad before work is covered.

After move-in: prepare for the warranty conversation.

An 11-month builder warranty inspection can document visible concerns as your first year approaches its end. Check the actual warranty deadline and terms rather than assuming every builder provides identical coverage. Bring your own list of concerns to the discussion; Brad’s findings support that conversation, without guaranteeing a repair outcome.

How can I estimate the inspection fee for a new home in Richmond?

Enter the home's square footage and the inspection type in our instant fee calculator. Select any applicable options and eligible Heroes Discount to see an estimated fee. You do not need to provide customer contact information to use the calculator. Call Brad to confirm the final scope, price and available date.

The calculator does not submit a request or book an appointment. No personal information is required to obtain an estimate.
