Kitchen Appliances

During the home inspection the following kitchen appliances are inspected to insure that they are installed properly and are in good working condition.

Dishwasher

-Inspect the condition of the door gasket, control knobs and interior parts, including the roll tray, rollers, spray arms and the soap dispenser.
-Observe the interior for signs of rust.
-Inspect the door spring operation.
-Observe the discharge hose or piping for condition and presence of back flow prevention.
-Inspect the unit for secure mounting.
-Observe for the presence of water leaks.
-Operate the unit in normal mode with the soap dispenser closed and evaluate the performance.
-inspect operation, noting that the spray arms turn, the soap dispenser opens and the drying element operates.


Food Waste Disposal

-Inspect the condition of the splashguard, grinding components and exterior.
-Inspect the unit for secure mounting.
-The inspector will operate the unit, observing for excessive noise, vibrations, or water leaks.

Range Hood Exhaust Fan

-The filter system is inspected for excessive build up of grease or dirty filters.
-The vent pipe is inspected to insure it is the correct type of slick metal that will not allow the build up of grease, which is a fire hazard.
-The appliance light is checked, as well as the fan switch.
-The electrical supply wires should be protected by electrical conduit.
-The vent is inspected to make sure it does not terminate in the attic, where the build up of heat and grease is not wanted.
-It will be noted if a range hood or downdraft system is not present.

Ranges, Ovens and Cooktops

-Inspect for broken or missing knobs, elements, drip pans or other parts.
-Inspect for operation of the signal lights and elements or burners at low and high settings.
-Observe and report materials used for the gas branch line and the connection to the appliance.
-Inspect for the presence, location and accessibility of the gas shut-off valve.
-Inspect the oven for broken or missing knobs, handles, glass panels, lights or light covers.
-Inspect the oven door for gasket condition, tightness of the closure and operation of the latch.
-Inspect the oven for secure mounting.
-Inspect the heating elements and the thermostat sensing element for proper support.
-Observe the operation of the heating elements or the lighting, operation and condition of the flame.
-Inspect the operation of the clock and timer, thermostat and door spring.
-Observe the accuracy of the thremostat with a laser temperature reading for a 25 degree range plus or minus of a 350 degree setting.

Microwave Cooking Equipment

-Inspect for broken or missing knobs, handles, glass panels, or other parts.
-Inspect the condition of the door and seal.
-Observe the oven operation by heating.
-Observe the operation of the light.

Trash Compactor

-The unit is performance tested and inspected for visable wear.
-During the operation of the unit excessive noise or vibration could indicate wear or possible mechanical problems.
-The installation of the unit is inspected to determine that the electrical supply and unit have been properly secured.
